If you already live in Two Rivers, you have probably noticed that the community you bought into is quietly becoming two communities. One side of State Road 56 is building a $27 million private social club. The other side is finishing a neighborhood pool and dog park. Both were on the master plan from day one, but the timing, price tag, and access rules land very differently depending on which village name is on your closing documents.
Here is what is actually opening around you this year, and how to read the schedule.
The Landing is a $27 million private social club in Zephyrhills' Two Rivers community, featuring pickleball courts, pools, fitness amenities, and upscale dining exclusively for residents. The 23,000-square-foot building is being developed by Eisenhower Property Group, broke ground in mid-2025, with a grand opening planned for late 2026.
The amenity list is longer than most residents realize:
The structure behind it matters as much as the finishes. The club will be independently managed, with no HOA or CDD oversight, and will employ an on-site lifestyle director, events manager, and culinary team. That is unusual for a Pasco master-plan, and it is the reason the developer keeps repeating the phrase "for generations."
"The Landing will give its members the remarkable opportunity to relax, connect and make memories all within their own neighborhood," said Jeffery Hills, president of Eisenhower Property Group. "Two Rivers is not just another development. We are cultivating a community that will offer residents a place for their families to call home for generations to come."
Access is not community-wide. Membership to The Landing will be available exclusively to residents of select Two Rivers neighborhoods, including Tamarack, Ryals Field, Fairwood, Hammock, Delyle and Shortgrass. If you live in one of the East-side villages, The Landing is not part of your fee structure and not part of your key fob.
Members will be allowed to bring up to four guests, who must remain with them during visits. A limited number of memberships may eventually be offered to non-residents, which is worth knowing if you have family in Wesley Chapel who ask.
If your village name is Archer, Fieldcrest, Ackley, or Creekwood, your 2026 amenity is a different building. The Two Rivers East communities will have access to The Nest at Two Rivers, which will have everything one might expect for a normal-size community amenity center, like a pool, pickleball courts, dog park, playground and a clubhouse (but no gym). The Nest currently is under construction and should be completed sometime in early 2026.
Northwater residents get their own thing on top of that. At Northwater, everything you need for relaxation and recreation is right at your doorstep. Explore scenic walking trails, gather around cozy firepits, or unwind by the refreshing pool. With a clubhouse, picnic areas, and ample bike parking, Northwater offers an effortless lifestyle where every day feels like a getaway.
Community-wide, everybody in Two Rivers still shares over 10 miles of scenic trails weaving through the community and the petite parks between villages, so the trail network is the one place the two halves of the community actually mix.
Here is the number that catches new residents off guard. It appears that annual CDD fees for Two Rivers West are about $1,000 lower on average than East, but that is due to the fact that there will be a separate mandatory $285 monthly fee per household ($3,420 annually) for all West residents to have The Landing Private Club membership. This mandatory fee is expected to begin in mid-2026, as the club gets closer to opening.
Stacked together, some West communities could have well over $600 per month total in community fees. For the villas, it would be just over $800/month.

The Landing at Two Rivers is a social club owned by private entities and is not managed by any homeowners association or CDD, which is why it sits outside the standard fee comparison you might have done before buying. The CDDs themselves are managed by Inframark and can be contacted at 813-873-7300.
The amenities inside the gates are only half the story. The Pasco side of Two Rivers is already home to hundreds of new homes, plus the announcement last year that the Tampa Bay area's first-ever surf park was coming to the community, and even more recent announcements of a Publix beginning construction, plus a private club, schools and the most recent addition — a Pasco County-record $18-million purchase of 85 acres on the south side of S.R. 56.
Two practical implications for current residents:
Until the local retail delivers, most errands still route to the Tampa Premium Outlets and the Wiregrass Mall, home to a variety of restaurants like GrillSmith, Noble Crust, and The Living Room, along with The Grove, featuring a movie theater and game center, or KRATES for unique local shops and dining.
If you have elementary-age kids, you are currently zoned for Chester Taylor Elementary School, R.B. Stewart Middle School and Zephyrhills High, with charter options at Union Park Academy K-8 or Pinecrest Academy K-9.
The in-community school is a slower story. The Pasco County School District recently solidified a clearer plan for the Two Rivers school locations than it had at the beginning of the development, but there's still a question as to when it will proceed forward, as we are not aware of any formal site plans that have been submitted yet. What is known is that the School Board has purchased the two parcels needed for the proposed 2,000 student K-8 school — one of 23.43 acres and the other of 12.4 acres — for a total of 35.83 acres at the northern limit of the development, just east of Northwater, for $8.15 million.
Read that as land secured, timeline not. The developer's own materials describe the future K-8 as coming soon to Zephyrhills, FL, a public K-8 school zoned for Two Rivers residents. Planned for the north side of State Road 56, next to Northwater village, this school will offer families an education option just moments from home.
A short checklist for staying ahead of the openings:
The version of Two Rivers you moved into in 2023 or 2024 was a construction site with a great trail plan. The version delivering in late 2026 is a two-tier lifestyle community where the address on your deed decides which building you walk into on Saturday morning. Knowing which side of the SR-56 split you sit on, and what your monthly cost of that side actually looks like, is the difference between feeling ahead of your neighbors and feeling blindsided by the next statement.
