October 15, 2026
On September 22, the Tampa Bay Business Journal ran a headline saying Aldi plans to open its first San Antonio store in Mirada. Two days later, a commercial permit for that store was filed with Pasco County. As of its last status change on October 9, 2026, it was still listed as "Under Review." Those two dates explain where things stand. The Aldi is real and has a file number. It is also several approvals away from a construction fence.
The permit record puts the Aldi outside The Market at Mirada. It's planned for a separate group of outparcels with its own owner and its own street, McCabe Road. Each parcel is moving through the county one filing at a time, and those filings are the best guide to what will fill the lots and when.
Here is what the county record shows, as rendered by Civtil from Pasco County's Accela permitting data:

A 19,432-square-foot building is bigger than most people picture for an Aldi. The whole Publix-anchored Market at Mirada, the center most Mirada errands already run through, totals about 67,200 square feet, according to developer Batson-Cook. The planned Aldi alone would come to a little under 30 percent of that, on a single lot.
The process is also slower than the headline suggests. In June, the Wesley Chapel Community site described the Aldi as an early-stage filing, "not yet approved or under construction," and noted that it still had to go through county review, permitting and other approvals before construction could begin. Since then, the project has made it into review. The building permit was filed in September and was still in plans review as of October 9, with approval still to come. Aldi's own grand openings page doesn't list a Mirada store either. No source we found gives a construction start date or an opening date, so any date circulating in neighborhood chatter is a guess.
The Aldi will sit next to the Publix, but it isn't part of the same development. The Publix is at 30841 Mirada Blvd. Batson-Cook says it partnered with Dunphy Development to build that 67,200-square-foot center at Mirada Boulevard and SR 52. Tenants named in the developers' announcements include Publix, Publix Liquors and Heartland Dental. Those announcements are older, so check the storefronts for the current lineup.
The Aldi parcel has a separate owner. The permit lists Rave Commercial Mirada Ascend SE LLC. Rave describes itself as a Tampa-based developer that owns, manages, acquires and develops neighborhood and community shopping centers. The Pasco County Property Appraiser lists the Aldi site as Mirada Parcel 27, Tract B, 2.75 acres, zoned MPUD, at the McCabe Road address. Rave's marketing flyer places its outparcels along SR 52, about 400 feet from the Publix.
For residents, this changes where to look for updates. The Batson-Cook and Dunphy center is already built and leased. The open land beside it is owned by Rave. New tenants will show up as separate filings under McCabe Road addresses, and the shopping center's own leasing news won't cover them.
Aldi isn't the first named tenant on these lots. A separate Accela-derived project record lists Mavis at Rave Mirada Outparcel 5 at 31665 McCabe Road. It covers an 8,469-square-foot building and dumpster enclosure on a 3.04-acre parcel, filed under site plan SITEPLN-2025-00187.
The Mavis dates set expectations for the Aldi. The record first shows a filing on January 21, 2026, and its latest permit status change on August 22, 2026. That's seven months of activity on a building less than half the Aldi's size, on the same group of lots, with the same owner. The record doesn't confirm whether Mavis has finished review, so we won't predict a date. It does show that these files take months, and that the Aldi permit, filed in late September, is near the start of that process.
The two filings also show that the lots will hold more than groceries. Aldi takes outparcels 1 and 2. Mavis takes outparcel 5. The numbers in between have no named tenants in any record we found.
Rave's own materials show how it pitches the rest of the land to future tenants. Its project listing markets Mirada outparcels for retail, office and medical-office uses along the new SR 52 east of I-75, and describes four parcels of 1.3 to 3.2 acres each. Its flyer lists five parcels: 1.3, 1.3, 3.2, roughly 2 and 3 acres. Those figures add up to about 10.8 acres. That total is our arithmetic from the flyer, not a county-approved number.
The listing and the flyer disagree on the parcel count, and that's probably because the lots are still being divided up as tenants sign. The categories are the useful part. A medical or office tenant on one of the remaining parcels would change the area's weekday traffic far more than another restaurant would. The marketing allows any of these uses, and no filing has picked one yet.
SR 52 is why this land is in demand now. The Wesley Chapel Community report noted that the highway east of I-75 was widened into a new five-lane alignment and that homebuilders followed with thousands of new houses. It called the Aldi proposal a sign that "retail is finally catching up with rooftops." The road work hasn't wrapped up everywhere. FDOT lists the I-75 at SR 52 interchange improvements as under construction, with overnight lane closures on SR 52 west of I-75 to Tradeway Boulevard/Pasco Road scheduled for October 11 through 16, 8 p.m. to 6 a.m.
The county record changes before anything happens on the ground, so it's the place to watch. Here's how to follow it:
For a nearby example on Curley Road, The Wesley Chapel Loop reported on August 11 that the Swig at 8076 Curley Road was "in the final stretch," with exterior construction complete and drive-thru menu boards in place, but no official opening date. Swig's store locator now shows that location as "Closed."
For now, the Aldi is a 19,432-square-foot plan under review at 31786 McCabe Road, with a Mavis filing nearby and more parcels marketed for retail, office and medical use.
